How does the bundle and save $500 option work?

You’ll provide payment info. We’ll charge $1,495 to begin the offer. If your offer is accepted, the remaining $1,495 balance will be automatically charged at ratification. If your offer isn’t accepted, no further charges apply.

What if I don’t want to keep payment on file?

No problem—you can decide later to order Contract-to-Close, but the bundle discount won’t apply, and the Contract-to-Close price will be the full price of $1,995.

How is this different than buyer representation?

Unlike buyer representation, we do not negotiate, give advice, handle any in-person appointments, or work on a commission basis. Instead, we offer flat-fee services to support two of the most important phases: writing the offer and managing the deal through closing. This allows unrepresented buyers to maintain more control and independence in the process while still ensuring completion of the critical milestones required to arrive at settlement.

How does the process for writing the offer work?

We’ll schedule a call to acquire your offer terms, then draft the offer using the accurate forms for your jurisdiction. Once complete, we’ll send it to you for review and signature, and then deliver the final version to the listing agent along with a summary of terms. The call is limited to one hour, which is typically more than enough time to cover everything needed.

Why do I need a real estate professional to write the offer?

Offers must be written on the specific forms expected by listing agents and brokerages, which vary by jurisdiction. We ensure the offer is complete, that all legal aspects are covered, and aligned with industry standards. A compliant offer avoids common pitfalls and mistakes that can delay or jeopardize a purchase.

Can you help me make my offer competitive?

No, you relay the terms, and we will structure them properly in your offer. We don’t recommend strategies or offer advice — we only include the terms you request and ensure they’re drafted clearly.

Do you negotiate the terms? What if the terms change?

Once your offer is sent, our job is done, and you’ll communicate directly with the listing agent to handle any counteroffers or changes and to ratify the contract. We do not negotiate terms. We only get involved again if the offer is ratified and you’d like ACS to handle the contract-to-close process.

What if I change my mind after the offer is submitted?

Once an offer is submitted, it becomes a binding legal document if accepted. We’ll ensure it’s accurate before it’s sent, but withdrawing or modifying an offer after submission must follow the terms of the contract and local law. This exchange will be between you and the listing agent.

What happens after the offer is accepted?

Once the offer is accepted and the contract is ratified, at your request, an ACS Contract Manager can step in to manage the paperwork, deadlines, and communication needed to ensure a smooth contract-to-close process. Bundle both services and save $500!
