Appraisal: Confirm timely order, provide deadline reminders, obtain results, keep parties informed

Financing: Provide deadline reminders, obtain commitment letter, update all parties

Resale docs: deliver (listing) / confirm receipt (buyer) and advise of review period

Flag HOA violation notices; follow up for resolution

Request repair receipts, distribute to required parties

Coordinate with all parties to schedule and confirm walk-through and settlement

Provide detailed “prepare for closing” instructions to your client and confirm utilities.

Confirm CD and clear-to-close from lender

Confirm closing costs method and receipt of wire. (buyer)

Obtain and confirm invoices and/or reimbursements for ALTA

Obtain prelim ALTA, review for accuracy, and send to your client (Enhanced) or instruct Title to do so (Basic)

Send final ALTA to your client

Obtain missing signatures and initials in the ratified contract as directed by the agent. No contract review is included; responsibility for compliance remains with the agent and brokerage.

Prepare limited post-ratification addenda with written agent authorization. Agent provides all language and completes forms, inspection notices excluded.

Provide a comprehensive review of the ratified sales contract to confirm it is complete, compliant, and enforceable. Obtain all required signatures / initials. Complete all brokerage compliance requirements.

Contract Manager will navigate obstacles and challenges not requiring negotiations.

Contract Manager becomes the main point of contact (optional); we involve you only when required

Schedule, coordinate, and confirm all inspections.

Write and deliver initial inspection notice / addendum with request for repairs.

Schedule pre-closing inspection (if required for repairs).

Fulfill TOPA obligations for single-family homes (2+ units are excluded)

Request client referrals and online reviews to your preferred URL.

Prepare buyer offers and buyer agency agreements.

Listing Agreement Paperwork $399

Due when order is placed. Enhanced Contract Management services are required. 

Prepare the listing agreement, required addendums and brokerage disclosures.

Virtual meeting or call with sellers, guide through paperwork and disclosures.

Obtain seller and broker signatures.

Submit listing paperwork to Skyslope.

Review complete disclosures and prepare PDF for MLS.

Due when the order is placed. Levels 3 & 4 include media. Print costs not included. For Levels 2 & up, a one-time design fee applies to your first listing for custom marketing materials.

MLS Entry: Add required fields, photos, links to media, tours, disclosures, open houses, showing instructions, and remarks. Update to office exclusive, coming soon, or active as you direct.
